| Rental Requirements and Qualifications
Westdale Asset Management supports The Fair Housing Act as amended, prohibiting discrimination in housing on race, creed, color, religion, sex, national origin, handicap, familial status or sexual orientation. The following qualification standards will be required from every prospective resident.
Lease Holder(s) must be eighteen (18) years or older. An application must be submitted by each applicant eighteen (18) years of age or older, even if living with parent or guardian.
Number of Occupants:
Two (2) person maximum occupancy per bedroom (unless otherwise dictated by State or Federal law).
Automatic Denial:
Applicant will be denied if any of the following:
- False Social Security Number (SSN)
- Housing Debt
- Unpaid Eviction
- FACTA
Credit Scoring:
Information about you and your credit experiences, such as your bill paying history, the number and type of accounts that you have, late payments, collection actions, outstanding debt, and the age of your accounts is collected from your credit report. An automated credit scoring system determines your credit score, which establishes any further verification needed and your security deposit amount. If an applicant is required to pay a deposit, 50% is a refundable deposit and 50% is a non-refundable fee. Bankruptcy must have been discharged. Maximum deposit is one (1) mo. rent (½ refundable).
Rental History:
Applicant must have twelve (12) months verifiable rental history within the past twenty-four (24) months. First time renter requires one-half (½) month rent as additional deposit or qualified guarantor/co-signor. Documental lease violation will result in denial.
Employment:
Lease Holder must have twelve (12) months verifiable employment history or confirmation of full-time student (minimum nine (9) hours). Qualifying student requires guarantor/co-signor.
Income:
Lease Holder(s) monthly gross income must be three (3) times the monthly rent amount. Guarantor/co-signor monthly gross income must be five (5) times the monthly rent amount. Income must be verified by one or more of the following:
- Employer
- Two (2) most recent paycheck stubs
- Court documents
- Two (2) most recent bank statements, CPA, or last year tax return if self-employed
Criminal History:
Applicant will be denied if:
Felony conviction, serving deferred adjudication or case pending for the following: theft of property (exclude checks), damage to property, drug violation if within ten (10) years from completion of sentence; violence, injury to persons or sexual offense (no time limit).
Misdemeanor conviction, serving deferred adjudication or case pending for the following: theft of property (exclude checks), damage to property, drug violation if within seven (7) years from completion of sentence; violence, injury to persons or sexual offense (no time limit).
Roommates:
Qualify for income jointly; each roommate must qualify individually in all other areas.
Animals:
Only cats, dogs, birds and fish are allowed (no fee/deposit for birds or fish is required). Only two (2) of the following: cats/dogs/birds allowed per apartment. A twenty (20) gallon fish tank is the maximum allowed in first floor apartments only and proof of Renters Insurance will be required. No exotic, vicious or dangerous animals are allowed.
Application Fee:
An application fee is required per application prior to processing.
Cancellations:
Deposits will only be refunded on denied applicants. Deposits will not be returned for cancellations and will be forfeited as liquidated damages.
